Anyone have anything to say about Dripping Springs Area? Belterra and Highpointe especially...considering a home out there but not sure if there is shopping, outlets? I'm thinking no, any shopping? How about food stores? HEB? something? Gyms? Restaurants? Any advice, the area and homes are great, but I feel isolated

Dripping doesn't seem to be that far from those things. I don't live in Dripping but I do like the area and the quietness of it. Seems that should have been something you considered before buying there (If you already do live there). There are shopping outlets in San Marcos and Round Rock. There are H.E.B's and restaurants sort of close. I'm not sure that Dripping Springs has turned into a huge metropolis yet from the small town outside of Austin that it once was, aside from mainly residential.

I'd only live in DS on acreage with a house. Same for out in Bastrop. I can't imagine living that far out and then ending up in a master planned community! Blech.

So, I can't imagine living in Belterra or Highpointe, but that's just me. What are the advantages that you see?

Drippings Springs is a nice peaceful area to live. It is growing, has good schools, and isn't too far from serious shopping in Austin. I heard an HEB is opening soon.

They've started construction on the HEB. There is a Home Depot, and Tractor Supply, several mom and pop shops. There's a big stink about the Nutty Brown being too loud. You might not want to move too close. They don't have outdoor music in the winter. Great music though, and very convenient.

Actually I haven't been out to Dripping in a while. I do recall some very nice communities along Hwy 290 between Dripping Springs and the Oak Hill Y. With all of the views, i would guess many of these communities boast 1 mil plus homes. However, the 290 commute into Austin isn't the greatest. You are fairly close to hillbilly country galleria which is proven to be a complete failure. I suspect it will be torn down once all of the tenants move out. NOW, lets plant all those trees back that we ripped up to build that montrosity!!

The Galleria is in foreclosure but it is more like a restructuring, there are some financing issues with the construction loans & rollover from what I remember, but it is well-leased and will remain so, chances of it "failing" are overblown.

It will stay there and I'm guessing, stay fully leased.

The hillbilly country galleria went bankrupt less than 2 years after it opened. Although the location is near some disirable areas, it cannot support the overall population some 20 miles west of Austin. That may not always be the case, but I don't see it making any inroads.

Having lived in the area for 15 years and seen the massive growth explosion that's taken over that little corner of the world, I'm going to disagree. When the Shops at the Galleria first opened, the shopping center seemed empty and desolate but it's grown incredibly and many new stores and restaurants have been added. The mall itself seems to be fairly active.

I think centralaustinite's comments are probably more accurate - I don't think the failure has to do with the lack of business but more likely some poor financing decisions.

Considering the first choice for developing that corner was a Walmart, I'm pretty happy with the overall outcome.

Besides, to get back on topic, HCG isn't that close to Dripping Springs. Brodie Lane and Barton Creek are going to be easier to get to.
