Let me confirm a few things so you guys don't need to second-guess about my project.

By the way, I thought to use a forum like this one, I may get some quick tips when I have a question or a concern, or something I do not know about.. it is something new and get help from the "universe"/Internet. Yeah, I am a ESL person, I will always be one, and learning English is a daily task.

No, no one recommended me to get into this contract, (both known like my friends, and unknown like you guys from this forum.) except the salesperson from the builder company. I do have a real estate agent who is only on the paper to get 1% commission instead of 4% commission, so I can low the price of the house. The builder requires to have it, otherwise I don't get to reduce the cost. So, this agent just has his name on it, but so far, he has not helped me anything... I wish I could get that job like that to get pay for doing nothing... how about that. No, the sales contract has not been explained, because I was told I can not changed anything as it is a standard contract, so I signed as the saleperson told me to sign... Yes, other than the earnerst money, I have not put down any money yet. I don't own it yet, but I have put in a lot of sweat equity already.

Yes, it is very stressful thus far... It is going to be at least another three months to build it... They already started digging the ground and putting up the board for the slab now... I just want to know if there is anything I can do in order to prevent any future headaches and dishearting.

Yes, It will be built under the mercy of the builder. Other than God, it is still the human beings make it happen.

Thanks. 1/12/2010, 2:21pm
Can you please be specific and tell us what Home Builder you are using, so we can figure out where you are coming from? I still am not sure if you are buying a spec house in a KB home community, or building a million dollar mansion with a private builder?

And please understand, we actually want to help you and not judge you. Buying a house is a scary, it is scary for everyone for their own reasons.

She can hire a inspector and that inspector can go thru the city or other governamnt inspectors for anything he see that is not to code. Most inpsectors will not ignore such matters is my experience and the builder would likely key in on them because he does not want delays that cost.Bascially as he/she is take no more chance than half the homes bought that are inventory homes and many that are pre-owned.
