We just wrote an offer for a home in SW Austin near Circle C for one of our buyers. Less than 5 days on the market and it had multiple offers. Our buyer went well above list price but we're not holding our breath. This is a really nice home remodeled in all the right ways.

The Austin real estate market has different layers to it, depending on price range, area and the condition of the home. Turnkey homes in excellent condition in sought after areas often sell in a few days with multiple offers and above list price. South and SW Austin is one of the areas where we encounter this often.

We looked to buy in Circle C, but personally i think its at the very end of Mopac on the SW corner and the prices are no way cheaper than homes closer to downtown, so probably its hyped up a bit. I would prefer communities closer to downtown with nice hill country views like communities off SW parkway - like Travis country west, Lantana etc.

I think the 'old' Travis Country is just beautiful....lots of big trees and established yards, etc. TCW is just a little too 'new' for me, and the views are ok...mostly of other neighborhoods. SWP is a relaxing road that has good flow, but LOTS of bicyclists to watch out for (my DH is one!)

I'm curious what neighborhood, of comparable quality, you found that is cheaper and closer than Circle C?

Many communities closer, like heights of loma vista, travis country west, lantana , toll brothers' communities etc...offer homes which are comparable to new constructions in circleC + i heard the builders are throwing in upto $25K in incentives too! In some cases the price quoted is 3-4 per sq ft more than Meridian in Circle C, but i figure in these cases its atleast 5-6 miles closer to downtown, so the difference is fine!

not to mention that many neighbourhoods in west/SW austin are much more beautiful communities in terms of the hill country views!

circle is a nicely planned neighborhood. i grew up there from the early 90's until i left for college. its grown so much. if you have kids, this is a great place.

I purchased my home in Circle C in mid February and I have since learned that my home is now comping out at $415k when I purchased it for $383k.
Umm...yeah...Circle C Ranch Is an awesome place and I am on my second home in the same area.
I wouldn't live anywhere else, & my next home will be in Circle C Ranch as well!
