My daughter is looking to move to a different complex and is being offered $840 a month for a 1br but has to sign for 15 months to get that price. The complex is in the Arboretum area near Braker. I figure there must be a lot of people on city-data that have looked for apartments recently so any advice is appreciated. Is this a fair deal or should she keep looking? She works east so other areas might work just as well. She is asking for my advice and I don't have a clue.
That sounds high for me for something that far North. About 2 years ago I was living in a 2 BR on South First, North of Ben White, with a rent of $860, and I know my neighbors with similar units were paying less.
But maybe the building is nice. And maybe the market has moved upwards in the last two years.
Austin is weird, in that there are tons of apartment locating agents. It's difficult to shop for apartments here without their help. It doesn't cost the renter anything to use one, so it doesn't really hurt to have one show you a few units.
That sounds about right if it's walking distance to the actual Arboretum or the other shopping centers around there. I was paying $700 for a tiny 550 square foot 1 bedroom off of Jollyville Rd (Taylor Draper Ln) in that same area about 4 years ago with a carport, but no garage. It was almost a mile North of the actual Arboretum shops though. It was called Gables at Great Hills, but I think it was sold. If she is looking at a place that is more walkable to the shopping centers, then I can see that being about right. There are some really nice apartment complexes in that area. The place I was in was gated, but only had a very small pool and a very weak workout room.
The Arboretum area is going to be pricier because of the walkability, the availability of Cap Metro and it's really only 20 minutes from downtown in non-rush hour. Unless she just wants to live in that area, there are probably some less expensive apartments in the same general area but not adjacent to the Arboretum. A small 1BR in Riata goes for about $760 (according to their website). There are lots of complexes along McNeil and Parmer as well - they should be nice complexes but cheaper.
there are some great deals on 1 bedrooms at the Alexan Ribelin Ranch. I just sent you a PM with more info, too. That seems kind of high, but it depends on amenities, etc...
I know for a fact someone living in Village oaks apartments right near the arboretum. Its a 2 br, 1 bath for 695 on a 12 month lease! It even came with a washer and dryer!

I see 1 bedrooms for under 600, of course it won't be in downtown with everything 2 steps outside the front door, it all depends on what neighborhood u want
My house payment is less than that! It ain't a mansion, but it isn't in Dove Springs either.
