I am looking for a small business retail space to lease. What is reasonable to pay in this economy> I have found a lot of spaces, but they are wanting $1.50 per square foot and yet half the shopping center is vacant. I am looking in North Central Austin. I am not looking for fancy, but rather simple. Any advice would be appreciated!

get a good commercial real estate broker, they can negotiate on your behalf. The rates you are getting are probably the list rates.
