Hi there...

The more I read about Circle C Ranch the more I seem to like it. It looks like a neighborhood that is similar to the one we currently live in, lots of little kids, good schools, nearby shopping/restaurants, close to downtown, and in our price range. My husband has also had two more job opportunities pop up in that SW area, so I'm starting to think that it might be a better fit for the long term to be on that side of town.

Questions:

1. Can someone describe the different neighborhoods within Circle C. I seem to be drawn to the houses in the Hielscher neighborhood. Any pros or cons or reputations that I should be aware of in the different neighborhoods?

2. My husband is interviewing for one position in the NW (I think it's near the Arboretum or on Research Blvd.). How bad is the commute from Circle C up to there?

3. What is the general feel of the neighborhood? Is it high strung or laid back? I read in one thread that the SW has more of a laid back feel. Any truth in that or was it just one person's opinion?

4. Are there a lot of stay at home moms? Are they a friendly bunch?

5. Are there a lot of transplants? I would think that this sort of neighborhood might attract people moving into the area more than other neighborhoods.

I'll probably come up with a few more questions, but that is a good starting point.

That could be pretty heinous, although I have not driven it in a while during rush hour. You would have to travel the length of MoPac or Hwy 360 from the south to the north during rush hour, I assume? I don't know what your expectations or priorites are, but I would personally look closer to that area (Great Hills, maybe) if my job was up there, even though I really like the SW Austin area. I just couldn't take the commute, which would be (rough guesstimate) 45-60 minutes each way. If you could work off-hours, you might get that down by 25-50%, depending on exactly when....

More laid back than what? I do not live in CC proper, but just north of there. My area is pretty laid back for an HOA community, but probably a bit more laid back than CC. For a more objective determination of 'laid back', you would have to probably look at bylaws for the HOA and drive the neighborhood.

There are quite a few in my area (again, just N. of CC), but quite a few working moms, too. The friendly factor is very specific to individuals and can vary from street to street and is really hard to answer for another person. Could be a personality conflict that makes them seem really unfriendly, or you could get along great. In any case, most are more than willing to engage you...whether you get along or not is another matter.

LOTS! Many hi-tech workers that have relocated to the area live here, as well as a variety of other transplants. Quite a few locals, too, it is by no means 100% transplant.

There are a few people I know that live SW and work NW. I think you are looking at about a 45 minute commute, often 1 hour. You might want to look more NW unless your husband doesn't mind driving.

There are SAHM's, but there are also just as many working Moms. Circle C is a fabulous area, the one section you mentioned is very nice. You can't go wrong with moving down here unless commute is a factor. Everyone is very friendly. Good luck! I love it down here!

I live in the same area as TrainWreck, Legend Oaks, just North of Circle C. Both are great places to live and very similar. People are friendly and socialble, but expect their neighbors to maintain their houses and yards to keep up property values. I have had two warnings about leaving my trash can out beside my house and two warnings about dead spots in my lawn in the 6-7 years that I have lived here. The hike and bike trails in the area almost always have several people using them as well as just walking around the block for exercise.

I commuted North to downtown Austin from here for 23 years. I would not want to have to commute farther north then that, it would be horribly long and slow.

I been surprised at the number of people I've met who live south of the river, but work in north Austin, or Round Rock. It speaks volumes about the quality of life in places such as Circle C.

How long is the commute downtown from this area?

You will most likely be commuting on Mopac (Loop 1) and I'd expect at least a half hour during rush hour. During normal hours, 15 minutes tops.

Driving up and down Mopac everyday in rush hour traffic is no fun. I'd rather save the 10+ hours a week driving and live closer to work since there are lots of very nice neighborhoods around the Arboretum.

My husband commutes an hour each way currently and we would prefer to avoid that this time, if we move.

We have a list (it's actually quite longer than my list for the SW) of neighborhoods in the NW that we are going to check out. I was wondering how horrible the commute from SW to NW would be because we would like to stay long term (meaning until our kids, who are 2 and 5, graduate from HS) wherever we end up. As my husband's job search progresses, it appears that many are located in SW. He is interviewing with a company in NW, but I guess I am thinking 5 or 10 years into the future in case he changes jobs and all of the jobs in his industry are on the opposite side of town.

It also appears that the housing prices are a little more attractive in SW.

I think you said your husband works in the high tech industry. There are opportunities in almost every part of the metro. My husband is a Software Engineer and has worked North Central, Northwest, Southeast, and Southwest while we have been living in Round Rock. He hated commuting from Round Rock to Southeast and Southwest Austin.
