They said my comps were too recent (march-may of 2009) to use for my 2009 appraisal. So I told him they must be good for 2010, then . Sooo...mine will be going down to that value either initially or after my protest, if need be....

The Statesman ran an article during the past week that said assessments will be going down (on average) for the first time in years. We'll see. We got ours lowered by about 10% last year by protesting. If they even think about raising it, I'll be protesting again.

Reduced appraisal values will definitely be welcome, but I'm sure we'll see rates rise a bit as a result.

This is going to be an interesting year for protesting -- comps from earlier in 2009 will definitely support a downward trend, while some of the activity of late 2009/early 2010 (largely due to the tax credit) might support an increase or no change. At least that's what it looks like in my neighborhood.

Just curious, how many folks have been pleasantly surprised in recent years when the appraised value came in less than expected?

Not me. They up'd me last year. I had refi'd so had a HUD for my protest.
They lowered it.

We'll see if they up me again this year.

2002 was the last time I had the pleasure of seeing my property appraisal drop year-over-year. It's very rare, because once they lower it they can't raise it as fast again, since there is the 10% homestead cap.

Just bought my house last June and am hoping they will use the purchase price for the appraised value. Any reason to think that it might be higher?

Texas is not a disclosure state so they don't know the purchase price but if it assesses higher, just protest and take your HUD statement from the closing, they will lower it to the purchase price.
