When filing in Williamson county is it better to put down what I really think the value is or am I expected to put a really low figure down so that we can agree on a "higher" rate close to what I really think? Sort of like buying or selling a house? I had a friend run a CMA so how many houses do I need to include in the "average sales" for the hood here?

Personally, I wouldn't put anything. Wait until you meet with them in person and then present your CMA.

CMA is a good way to go because they won't be interested in what YOU think the amount should be, you just have to prove that the number should be less.

You will definitely need comparables - properties similar enough to yours that sold for less than they appraised it at. A CMA is a really good tool to have. One thing I've found helps a lot is to have photos of anything that might be wrong with the property that would negatively impact its value compared to the other houses like it that have sold. Do up a little presentation packet, maybe in a soft binder, and make sure to have two copies (including photos) so you can leave one with the person you're talking with that they can use to back up their decision to lower your appraisal.

it's my understanding (granted every day IS a school day!) that the district must present their comps as well to insure there is an accurate assessment -- i sit at your table of knowledge --
