Hi all,

I am looking to rent in the Washington Village area, does anyone know what is the current market rent in that area for a 2 bedroom rowhouse? Is it safe for a single woman to rent there?

The rents can be a little all over the place, because some houses have been rehabbed while others haven't. But if you have other options, it's not the best area for a single woman to rent. Some blocks are fine, others are sketchy. I suggest driving around at night (it's safe to drive) and see how you feel.

BTW, no one in Baltimore calls it "Washington Village." It's Pigtown. It's been called that since the 1800s; "Washington Village" is a recent invention by realtors.

I'm a single woman and I've never had any problems here. It's a great neighborhood with its share of crime and other issues, but if you use common sense, you'll be fine.

Yep, you got me I'm not from Baltimore...

I've seen rents from the $1,150 to $1,500 for rehabbed 2 bedrooms in that area and thought that may be reasonable. Any thoughts?

I've seen some cheaper than that actually! Keep looking, because you can find a great deal in that neighborhood.

Yeah, keep looking. You can definitely find houses for less. If you have time to drive through the neighborhood, stop by the cafe and I'll give you the lowdown. I just met a new couple -- they moved in on Wednesday. Super nice folks, too.

This is definitely a little too high for this neighborhood, in my opinion. A lot of investers in this neighborhood have been caught by the housing crunch, so, if you play your cards right, you should be able to get a nice place for 800 or so.

Make sure you make a couple trips to the neighborhood and walk around, first, though. Some parts of Pigtown are really nice, and some parts are pretty rough.
