Is there a housing bubble in EC and Clarksville areas? I see people paying top dollars for crap houses. New construction start at $1.3M? What kind of household can afford it?

Are people making $300K/yr to afford million dollar homes?

Am I missing something?

There has ALWAY's been a bubble out there.

The last 5-10 years though has seen it escalate even more than before.
The chief difference is the current DC orientation vs the prior B'more orientation.

Heh. I also don't get the insane prices in EC. I mean the old town part is quaint, but suffocatingly overrun with low-class local tourists most of the time, and a lot of businesses cater to that audience. And then most of the houses are a mile or more from that area, so you'd have to drive down there to enjoy it, and meanwhile the houses are nothing special. Don't get it.

The market in Ellicott City is definitely insane. Houses getting multiple bids within days of listing. Why? Schools. People will pay $$$ to have their kids in good schools and safe neighborhoods.

Yes, both of those areas have always been quite pricey. I agree that unless you are paying strictly for the school district, the prices for Ellicott City make no sense. The area is so over developed. For the price of buying there you could put your kids in private school.

I think their schools are over rated. From what I read online, these kids have so much school work their suicidal!

Plus are these schools good or are the demographics of students good? There are so many competitive Asian kids who test well, they're the ones bringing up averages for the district?

There is a lot of high paying jobs between DC, Baltimore and in between. Howard County's appeal has only increased as areas in Baltimore County and Montgomery County have gone down hill.
