Some areas of Charles Village are safer than others. The areas bordering Johns Hopkins University will be safer than the areas bordering Greenmount Avenue, and the areas bordering 33rd Street will be safer than the areas bordering 25th Street. That said, if you really want to be safe, stay in Pasadena. No area in Baltimore City is safe.

Charles Village is not safe, a lot of transients, a stone’s throw from high crime neighborhoods. Another consideration should be, due to the endless turn over of rental units due to JHU proximity, bed bugs have been a big problem in Charles Village for decades now.

Charles Village is a hot area at the moment. Real estate is brisk. There's a growing interest in living in CV as permanent residents, so it's not just JHU students and transients who live there. The farmer's market is great, there's a wonderful neighborhood vibe, there's restaurants and stores within walking distance, you have the charms of urban living but plenty of greenery and trees. I see nothing but continued growth for the neighborhood.

The further from Greenmount the better off you are.. Neighborhood Commercial areas in Baltimore are often challenged unfortunately. I think CV is a nice area... but alleys are alleys... They become avenues for near do wells to check car doors and sheds.. If you jump on RING or Nextdoor you will see some of the challenges that occur with off the alley living. If you can build a garage for your car or do a half garage where you have a garage door/fence on the alley side but your yard is completely walled off from the alley just no roof... May help some along with a motion camera with light that would let you know if the wall is breached....

I always get a kick out of the preference for areas in the city that you can't walk out of your house at night and not feel safe. (I still don't get what's down there, wait vibrancy
)
Charles Village is not up and coming. It's been popular for a while! As Wood said get away from Greenmount. What a dump!

Tell that to all the Hopkins students and young people living there....
It's certainly up and coming compared to ten years ago. While never a bad area, there's more going on for it compared to the past. There's a momentum. Quite a bit of gentrification and renovations in lower Charles Village and the overlap with Remington.
