Patterson Park is beautiful. The neighborhood of Canton borders it's south side. There are a lot of kids that live in Canton that either walk to Hampstead Hill or Patterson Park Charter. The curriculums at the schools are different from each other...but both are good schools.

I have to throw yet another vote for Patterson Park on the pile. My wife and I and our 2 kids ages 3 and 7 live in Patterson Park. We paid about 275K for an approximately 1800 SQFT home. We have 3 Bedrooms, 2 full baths with a huge finished Lower Level that we use as a family room/den. We bought back in July, too so I'm certain that you could find an even better deal now.

The Patterson Park area is Great for Kids. The over 150 acre park situated less than a four block walk from any home in the neighborhood makes all kinds of recreation easy. The park doesn't just offer green space, either. There is a huge pool area which includes a separate kiddy pool, an ice skating rink, soccer and base ball fields, tenis courts, the historic pagoda, fountains, out door skulpture gardens, etc. Two public libraries, coffee shops, Many restaurants groceries and bars, and other shopping surround the park, and would all be with in an easy five to ten minute walk from your home. The harbor is also about a ten minute walk from the homes in the neighborhood.

My son is in the second grade at Hampstead Hill Elementary. He loves it, and his mom and I are extremely happy with the cariculum, facalty and administration of the school. The other school in the Patterson Park area, Patterson Park Public Charterr, is also a great school. It is actually closer to our homme, 100 meters VS 3/4 of a kilometer, but the waiting list for PPPCS was longer.

Patterson Park also offers great access to Baltimore's public transportation system. You could use an easy combination of bus and light rail to get to work on public transportation. The RT 40 stops at Fayette and Linwood in Patterson Park, runs every 10 to 15 minutes, and would in just over five minutes take you to the light rail stop at Baltimore and Howard. From there you could blast north to Hunt Valley on Light Rail to work if you liked. The 40 will also take you to the subway stop at shot Tower -- a 2 block walk from the acquarium, The Maryland Science Center, and other neat family attractions at the inner harbor.

Which ever neighborhood you choose in the end, Here is hoping that your lives in Baltimore are happy and fun.

Talking Another vote for Patterson Park!!!

We paid about 310K for an approximately 1800 SQFT top quality rehab with all the bells and whistles (burglar alarm, jacuzzis, dentil trim, hardwood floors, granite top counters, stainless steel appliances, off-street parking pad, full house in-ceiling music system, A/C, etc.). We have 2 upper Bedrooms, 2 upper full baths with a huge finished tiled basement with four separate rooms (laundry, full bathroom, family room and an office -could be a 3rd bedroom). We bought back in November, this time last year. We looked at about 50 properties, and saw and knew enough to jump on this one as soon as we saw it. There is nice stuff out there- but you can't horse around too long.

Interestingly, I have been told by several different people that this was a terrible area just 10 years ago. Now it is very nice place to live, with great neighbors and nice conditions. I would buy again in a heartbeat; even at the original price...I think nice people like you can only improve the area even more. Please join us in our community!

If I can be of further assistace, DM me. I am not in the Real Estate business in any manner. Just a happy retired guy.

Given the ages of your children, you might also be interested to know that there is a montessori pre-school in the Patterson Park neighborhood at the corner of Kenwood and Fairmount. It's right across from the charter school. http://www.pattersonparkmontessori.com/Home.html

The kids always look so cute walking to and from the park in their little safety vests.
