Hello!
We're looking into buying a house in Beauregard town, and we're wondering if anyone could share information or advice on the neighborhood? We love the character of the houses, the short commute to LSU, and the prices, of course. We also would love to purchase in an area that has potential for growth, either North or South of Government in Beauregard town. Does anyone foresee the property of the houses growing in the next decade? Any information on whether the Mid-city renaissance would travel west?

Thank you for answering - unfortunately, Denham Springs is not an area we're looking into because of the distance.

Yes, it would be nice for someone to buy property in Beauregard town and rennovate.


You would increase the property value for the entire area and likely encourage more people to move in who want to beautify the neighborhood!


Make sure you install security cameras to ensure that any people living in the neighborhood who do not like gentrification are caught on film and prosecuted when they attempt to do harm to your home.

Thank you for replying! We're actually looking into new or already renovated construction, since we lack the time and finances to undertake and monitor the quality of a renovation. Our priorities are a short commute, quality of construction/reno, neighborhood potential for growth (in terms of renovated vs blighted ratio), in that order. We've lived in up and coming neighborhoods before, most of the houses on the blocks around us kept up with the exterior paint, plants growth and yard junk. We're looking for a similar experience here.

We spoke with several neighbors and they say they very much enjoy BT, and nothing ever has happened to their houses, so I don't think there's the need to use the word "when" if the case is more for an "if", and that "if" can happen in Southdowns, Garden District and pretty much anywhere in an urban environment. As city dwellers, we know the common sense basics, and from there on - it's luck of the draw. Most vandalism (it seems what you're describing) happens if there's an opportunity and opportunity is everywhere. We got our car broken into on Christmas Eve in one of the most expensive and safe neighborhoods in Houston, WHILE we were feet away from the car. It's life.
