Well I sort of answered my own question. We were looking at a handful of homes in the $350-$425k range since last Friday. Well as of last night, all but one went pending. Things are certainly moving, well the newer/updated homes in our price range anyway.

Ok so I gotta ask, you have seen multiple posters relay their first hand knowledge, which you do not agree with, and you have stated that you don't agree with Realtors and Multilist, so just what do you base your Researched based opinions on Steve?

Living there. Family properties there, and 45 years of regular visits. The research had nothing to do with this opinion. That was first hand knowledge.

Any and all on this board are perfectly ok with you sharing your opinions, but when you state them as fact yet back them up with zero evidence, whether it be anecdotal or empirical, it leaves little reason for anyone to take your conjecture seriously......

Steve,

I do not live in Bend, have not been visiting there for the past 45 years like you. My "first hand knowledge" is minimal and only from a trip there last year. I have only been studying Bend and asking questions here and other places for less than a year. That said relocation testing (How I discovered Bend in the first place) and all of the research has me engaged in an active plan to relocate there with my family in the future as it appears a very good match for us.

My questions for you is this, what do you know or think about Bend that will cause it to not grow in the future?

Just since I have been closely following Bend:

The University is expanding to become a 4 year.

Mount Bachelor is expanding

Large capital improvements have been approved (Parks Bond and down town Bike Lanes or are underway or actively planned for the future)

There are new Brew Pubs opening up.

Some new homes are being constructed. ( I have several in my saved potential real estate file)

Just those items alone tell me there are many investing in the future of Bend because they think it is a good investment.

Census records show it has grown at various rates for the past 100 years.

Please tell me what first hand knowledge you have that all of these things will lead to a contraction and shrinkage of Bend over the next 5 to 10 years?

I would really like to know, as I am sure others would too, why you think Bend is not as attractive as it has been over the past 100 years to expansion?

If you know something that will help me reconsider a relocation to Bend in the future I would very much
appreciate that knowledge as I do seek to make a wise choice before moving my family across the country to a place with no future?
