I'm considering buying a condo in the Seascape development just north of Kona. Does anyone have information about living there that you would be willing to share?

I'm a bit concerned about airport noise and with having so many neighbors in close proximity (between the condos plus what I think are apartments across the street).

That's not directly under the approach path to the airport so the plane noise shouldn't be stop-talking-because-it's-too-noisy type of loud. It could possibly be a little louder on an upper unit, although that'd be hard to tell without actually being there. It is out in the middle of a black lava field, but there will be some vegetation kept around the buildings. Give it twenty years and all the black lava between it and the other houses will be filled in. It was built as 'affordable' housing, also it was modular built (i.e. built in sections somewhere else then brought in and attached together) Not sure if that's a good or bad thing, all depends on the details.

Go out and ask a few folks who live there, that'd be the best way to get specific answers. If it were me, I'd wonder about how hot it would get in the summer. Might be nice for a lower unit to keep cooler? But, does the lower units get tradewinds? Is there noise from the folks above?

There's been a lot of traffic on the road between there and Kailua-Kona lately, although a lot of that can be attributed to road construction.

The traffic up and down the Queen K. in that area is unbelievable! It backs up from Mauna Lani to Hualalai in both directions, especially during the resort's shift changes. We always dread coming into Kona. Also, I've heard that they are building a lot of low income housing near by(?). I would do some serious research before committing to anything in the area.

Thank you both for the responses! I have experienced the bad traffic in the area, but figured it would improve when road construction is completed. Not sure I want to wait for that

I don't imagine airplane noise would be much of an issue there. Actually, I see the close proximity to the airport as an advantage, as you could potentially come and go without getting a cab or rent a car-if only the road was more pedestrian friendly. There may be a generous bike lane there, fortunately, due to Iron Man competitions, but crossing 130 could be a bear.

Anyway, that and the low entry cost into home ownership would be the attractions for me.
