I’m wireless. Maybe I can replace the router and modem. Just did a speed test and it just had me at 40mbps. I really don’t need anything more than that.

Before you go out buying new routers and modems - unplug them both, wait at least 5 minutes, then try again.

Also, try a wired approach - see the speed.

Then I'd reach out to Spectrum and ask for advice if still low.

Keep in mind, when you go wireless - you can also be limited by the hardware of the device.

I looked up one of my rental properties I just refinanced. It appraised at $980,000 2 months ago.

The Liberty Mutual policy is $927 a year or $81/month.

I don't think it has as much to do with the island as it does with the risk factors, Lava Zones, Flood zones, Hurricane exposure, etc.

Another thing to keep in mind is that the Homeowners policy is only insuring the structure, so if the $1M home is a $300k structure sitting on a $700k lot, from and insurance perspective that is no different than a $400k home that is a $300k structure sitting on a $100k lot.

For another data point, we are on the Big Island, lava zone 9, $1.5M home ($1.2M structure on a $300k lot), our Homeowners is $830 ($69/mo), Separate Hurricane policy is $350 ($29/mo).

Compare that to someone above that reported $1800/yr for a home in Lava Zone 2 valued at $265k.

Nice... Compared to rates in North Texas we still make out pretty cheap.
Our property tax is under a thousand bucks a year so we feel that we slide in ok enough.

In LZ 3 $225k coverage is about $35/month through Dongbu. Liberty Mutual was only a few dollars more. Both policies included hurricane coverage. Our farm insurance which is liability only cost more than that.

When it comes to property insurance you need to shop around. Our cheapest providers in Alaska were the most expensive ones here.

We have Spectrum for cable and internet. Our internet speed is about 60mbps. Not sure if they have higher speed than that.
