As an owner builder, I understand i have to hire a plumber and an electrician but am I allowed to do simple things like set a toilet or a vanity and sink?

Good question, and I'm not sure but it seems likely that you could. Perhaps the plumber you hire can answer this.

On the other hand, it wouldn't take much time/money at all for a pro to do those simple things so why not let them?

Because paying a plumber to set a $100 toilet could easily run more than the cost of said toilet.
Same thing with an electrician, having one install a simple light fixture could double or triple the cost of that fixture.

Same thing at Home Depot - 1 single toilet at that price - most are triple or more.

It wouldn't take me an hour to set a toilet, but that's probably the rate you'd pay a pro anyway.

So how much do they make these days? 100 bucks an hour? Good gawd.

And I agree with Viper. $100 toilet has got to be a rare deal. I'd be suspicious about the quality of that unit.

I lived on the Big Island from '15 thru '17 and during that time I replaced all 3 toilets in the house with $120 units from Home Depot in Hilo. Never had a problem with any of them.

I did the install myself. It ain't rocket surgery or brain science.

Are you going to be living onsite? Someone needs to be there 24/7 to secure your building materials else they might just walk away.
