Lakeshore Pavilion is a retail center planned for the southwest corner of Lakeshore Parkway and Shannon Wenohan Road in the city of Birmingham in Jefferson County, Alabama. It is projected to be anchored by a 46,000-square-foot Publix supermarket with a pharmacy drive thru accompanied by 20,000 square feet of additional retail.

It appears Publix is officially on for Lakeshore Pavilion. I think this would be Publix's 66th announced store in Alabama. Most new stores being announced now are projected to open in 2018.

Publix will be active in Jefferson County this year with the opening of store 1512, 20 Midtown, 230 20th Street South, Birmingham, Alabama 35233-2022, and the distribution center at 7200 Jefferson Metro Parkway, McCalla, Alabama 35111-3925, previously occupied by OfficeMax.

The opening of a distribution center is key to expansion in a market like Birmingham. It will allow them to step up efforts and likely become #1 grocer in the market. If that happening is not enough of an enticement to Kroger to come back to the Birmingham market either outright themselves or via acquisition of the Winn-Dixie/Bi-Lo holding company then I don't know what will. Birmingham has become a growing distribution, freight logistics market, thus we should be proud of this industrial growth.

It seems there is a housing development that may be attached to this.

The committee will also consider a contract for sale and development of a 28-acre site at 2700 and 2750 Wenonah Oxmoor Road. A group called Grant's Mill LLC will purchase the site for $642,000 from the city and develop a residential subdivision called Oxmoor Cove. The subdivision will consist of up to 160 new homes ranging from 1,100 to 3,600 square feet.

I can see Publix expanding into Memphis, Tennessee, and Mississippi after the opening of the McCalla, Alabama, distribution center. (I have not heard when the distribution center is opening.)

Southeastern Grocers, BI-LO and Winn-Dixie's holding company, has been trending downward with store closings and overnight banner conversions to Fresco y Más and Harvey's Supermarket. A troubled chain would not interest Kroger. Kroger prefers well operated chains with store count and market share. I see Kroger expanding in additional store count through its Kroger Marketplace hypermarket stores.

That would be a boost for businesses at Lakeshore Pavilion.

I am sure with this, and the homes already out there, more retail and other things will finally come. These homes will obviously require a certain income level, and that would definitely be beneficial for the city of Birmingham. Now if we can finally get Lakeshore connected to 459.
