i'm at 70/30 right now. not completely sold, but impressed by the renderings and the attention to the specific site context... they obviously didn't just plop this development in the middle of a random city block. just need to see more finite detail and understand who is actually funding the $250 million... is it all coming from this TUF group?

and if it isn't real, what is the main reason for paying an architect to design something like this? publicity? fundraising? serious question.

With all of the citizens working from home, I wonder about the future of high dollar offices and real estate? In regular times, many offices are being built closer to where the workers live--than downtowns.

And sometimes it's not smart to put too tall of buildings directly in line with a very long 12,000' runway pointed 240 degrees to the west.

If this actually happens, it will be a huge catalyst for even more growth downtown! Weather it happens or not, I actually believe it is a feasible project. Also, interest rates are very low right now! We'll just have to wait and see.

I'll say this...
The last 10 to 15 years in Downtown Birmingham should have taught people to not doubt what will happen in the city center! I won't even start naming off the projects that are up and running now in downtown that many people said will NEVER happen. I definitely hope this comes to fruition, because the ripple effect of this thing is going to be huge!

It's hard to say. I hear mixed comments from people working from home during the pandemic. Some are really anxious to get back to the office; whereas, others are much happier working from home. I'm kind of in the middle as a college educator. I miss teaching in person and interacting with my colleagues on campus; but, I have no problems working efficiently at home (plus the time saved from not commuting is a big selling point).

I read a recent study on that by the Federal Reserve. I don't think this will have any long-term effect on the office market, chiefly because work-at-home is very inefficient especially in organizations reliant on teams.

Maybe it happens, that's a ton of money to pour into a risky project. But if you have the money, you make anything work. So many of these NFL guys blow all their cash, maybe he saved his.
