first I've heard of it.

Mind you, Birmingham's probably poised for additional growth. But the market still has to catch up to the unsold inventory. Who's doing the development work?

I was involved in the marketing for a 5,000 unit community that was going to go up in St. Clair county. I told this guy, no way, no how, would the region be able to absorb that much inventory in the next five years, particularly thirty miles outside of town. The guy didn't listen, and started doing the land prep. I think he recently filed for bankruptcy.

So, no, looking at recent absorption studies, I can't imagine anybody but a crack addict building 20,000 homes in any metro area right now. Even Dallas.
