Broken tiles on the roof

The important thing to know about tile roof systems is that they require ongoing maintenance. Over time, tiles will crack and move. The problem with this is that the waterproof underlayment under the tiles is exposed to the sunlight. The ultraviolet radiation in the sunlight will degrade the underlayment. Frozen over HVAC system

This was an interesting inspection. Here you see the refrigerant line of an HVAC condenser completely frozen over. The system was near shutdown. When this condominium was prepared for sale, the entire condo interior was painted (sprayed) including the air return vent filter on the ceiling. The filter was painted shut blocking any air flow through the filter. The air conditioning system continued to try to function. Shocking!! Can you spot what is wrong with this picture? This homeowner modification could lead to someone being shocked or electrocuted. A piece of metal coat hanger was bent to create a wire holder - connected to the hot and neutral connections of the USB plug! While it is a nice idea in theory, this is very dangerous. Be careful!

Failing stucco

Failing stucco is a large problem in the state of Florida. As you can see in this picture, the exterior wall is cracking open / buckling outwards. This is a common issue on wood-framed buildings. Openings in the stucco and poor construction techniques lead to water entering behind the stucco covering. The water gets trapped with no way to escape. As a result, the water continues to rot out the building materials in the walls. Concealed moisture damages and mold are very commonly found in this situation....
