We'll be moving out in the spring and are looking for solid real estate help. Looking to buy within a 45 minute drive of Boise. We do understand we may need to rent first. Can anyone recommend a real estate agent for buyer and a rental agency??

Dont sign an exclusive right to represent what ever you do. This will lock you into 1 realtor for a period of time and a set amount of money. If in fact the house you purchase the seller has only agreed to say 5% split 2.5% and 2.5%, you would have to pay out of pocket the .5 % if the exclusive right to represent says they get 3%. The first realtor I met wanted me to sign this, she also included anything I would rent for a 6 month period. Needless to say she got the big nothing sandwich, no meat or cheese, no bread either.
