I've read threads on this before but don't see anything current. We've found a piece of property to buy in south Nampa and now need to choose a homebuilder. Any recommendations on home builders to use or to avoid? Any kind of advise would be greatly appreciated. My boyfriend is a carpenter but mostly out of Boise and we moved from Seattle less than a year ago. We're looking to build a 3/2 of around 1800 sq ft for the best price we can find.

The right builder for you will depend on what type of quality you want. There a builders that give a lot of square foot for the dollar based on building big box homes and other builders are much more expensive but offer architectural elevations, higher end materials and finishes. Most of the large volume builders are only building in their own communities (i.e. CBH, Hubble, Coleman, Hayden, etc.) so they will not build on your lot. I have closed homes with 60 different builders over the past 25 years and there is no set way of how they work, what is included as a standard feature and what is an upgrade. Each time I work with a new builder, it is like wiping the slate clean and figuring out their methodology and working through it.

Also the type of financing you will be getting will make a huge difference in which builders to talk to. Some can not (or choose not) to get bank financing so they will require you to get the loan in your name from day one. Others want control through the process and won't want you to be able to control paying the bills.

Do you already have a floor plan in mind or do you want them to have a custom home drawn up for you?

Is the property on city services or will it require well and septic?

I would like to give you a clear cut answer of which builder is best for you, but at this point, that would be like me telling you what kind of car is best for you before I know if you want a sports car, a mini van, SUV or a Prius.
