My inlaws live in an apt and there lease is coming up. If they resign their rent goes from $875 to $1000.

Are there any rental laws that govern price increases? That just seems like a huge jump.

I’m pretty sure Idaho has no rules to prevent this. It’s a very libertarian state. Even in NJ which is the opposite, tenants have to accept “reasonable” rent increases whichthis would be. Now if they said they were going to make it $10,000 per month in bad faith to force them to move because of their religion, race etc, then even that would be illegal even here in Idaho. But nope, no protection against market forces.

The law says that tenants have the right to give proper written notice that they intend to vacate at the end of the lease. Then they can attempt to find something cheaper to rent.

They may have been enjoying below market rent. I notice there is no gratitude for living with cheap rent for however long they have lived there. But anyway, they can move out and hope they can find something cheaper.

It's one area where owning a house with a fixed rate mortgage beats renting. The mortgage payment doesn't go up.

I agree that that is one of the main advantages of owning: freeze your rent!
For better or worse, rent are going up in Boise. Glad I bought here a few years ago.
