I'm moving from Boston, I'm sad but sometimes things are out of your control.

I was on a month to month after my lease expired in my apartment, I was quite happy with it until I told the landlord that I was moving. I had to do it 1 month before I leave but since I'm a nice guy I told them two months in advance.

Since then the Landlord started to show the apartment to other people, although I felt it was still early I did not object.

The problem is he is showing the apartment 2-3 times a day with 15 minutes notices. Honestly I think even once in a day is much but 2-3 times a day, until 8 pm. I am really very uncomfortable, I am still living in this apartment and I will do so until mid August. Last time I was sleeping and didn't even notice that he came in, another time I was in bathroom etc. (I like to study/work at night and sleep during the day these days).


Is this frequency normal in Boston? Should I speak with him? I started to lock the bedroom door when I'm sleeping since I never know when he will come is it a problem?


I'm trying to be considerate but it is quite annoying right now.

I believe that under MA law, the landlord has to adhere to a code of reasonableness. 2-3x a day may be considered reasonable, but only 15 minutes notice is certainly not. I'd talk to him and ask that he provides at least several hours notice (preferably more) and that he try and schedule all the showings within the same timeframe (e.g., 4PM-7PM). Coming by at all random times and with only a few minutes notice should be the exception and not the rule.

Hopefully if he's showing your place so much, it will get rented soon!

I believe the law says that you will not "unreasonably withhold" permission for the landlord to visit the premise for the purpose of inspection or showing to future tenants. I think if you approached the landlord with a reasonable plan (e.g., "As much as you want between 9am-5pm when I'm at work, no weekend days without 2-hour notice, never in the evenings") I think he will get the message. As a landlord myself, I understand that interrupting my tenants' lives has to be done sparingly. It sounds like there is goodwill between you and the landlord--he just may need some clear guidance from your side.
