Percentage of Rental Fee that the Rental Company Gets (Boston: apartments, offices)

I know that here in Boston the norm is to pay a fee of about 1 month rent to the rental agent. My question is, what percentage (if any) of that does the rental agent give to the company that he or she is working for?

It varies from office to office. Expect roughly half of the fee goes to the agent and half to their office.

Is part of this variation explained by the tenure of the agent, or does it depend solely on the office? Do bigger offices require a higher percentage, or is it the opposite?

I think 50% is the most common. However, there are a lot of rental offices and each one is going to have it's own policies and even different policies within the office for different agents. It's hard to generalize. If someone rents a lot of apartments, they may have a better split (60/40). There may also be exceptions for better splits if the agent rents a listing that he/she was responsible for bringing in.

It may also depend on how the agent "found" the client - did the office give them the number to follow up, did the client contact the agent directly because of an ad the agent placed? There are so many variables.

As already mentioned, you can't generalize. It will vary depending on many factors. Why do you ask?
