About me:

single 23 year old woman
working student
I study in chestnut hill
5lb well-behaved dog
need parking spot
need lots of light (windows and no basement apartments)
no mice or roaches
strong preference to live alone. Studios or 1brs work.

My budget is $600-$1,000 and $1,000 will only work if heat and hot water are included.


Also do most landlords still expect first, last, and security? Because that will make things a bit harder for me.

Unfortunately, I have bad news: You're probably going to have to give up your dog, your preference to live alone, your budget, or your proximity to find what you want. A parking spot is a very expensive thing to have, so I don't know about that. Even in Brighton I know parking spots start around $150 a month. The no mice thing might be possible. A roommate or a place in the burbs seems like it might be a good place to start.

Yes, just about all landlords will want first, last and security. You might be able to make other arrangements if you sublet.

Craigslist.

You live in the area so you know that if you want to live on your own for under a $1,000 with a car and a dog that you'll have to go outside the immediate city. Check places like Watertown or even Dedham, Natick.

Not all landlords require security, but you'll almost always have to pay at least 2 out of the 3 (1st and last or 1st and sec). The issue you may run into is a landlord who doesn't always ask for security might do so with you because of the pup.

Unfortunatley $1000 isn't much for someone centrally located.
Chestnut Hill aread or anywhere further out on the Green Lines would suit you best to get the closest thing to your budget and it's also in the right area for you. The furthest in you could go is near Fenway where studios start at around $1250.

Other areas like Cambridge/Somerville are out.

You'll have to settle for street parking most likely, but shouldn't be a problem getting that in the area.

Is leaving the dog at home an option rather than bringing it with you? This might be a problem too, not all landlords take dogs, those who do will charge a fee.

Chances of having all utilities included also are fairly slim.

You might get a very small studio for that price but really that starting price would be $1250 for something basic I have found.

I am much like you, I like having my own studio (in Somerville myself) but I'm paying a lot more than I feel I should be for the privilage.

For your budget, you'd get a lot more by sharing a house/apartment unfortunately.

One other option I guess would be to live well away from the Boston Metro area and use your car to either drive to college or close to a T stop to take you the rest of the way. Maybe not ideal but might put you in an area that better fits your budget.

An apartment $1,000 a month is nearly impossible in most of Eastern Mass (which is usually considered anything east of I 495) Even in places like Somerville, Revere, Everett & Lynn one bedroom apartments start at over $1500 a month. Landlords can be very choosey and require multiple months upfront because there is such demand in this area similar to the NYC metropolitan region

That's not accurate. There are several 1 bed+ apartments on CL in Lynn for under $1,500 month right now. I only checked Lynn, but I suspect the same is true for Revere.

That's a good question!

Even though there are sub $1,500 apartments in Lynn, many of them may not be very nice.

Look for an apartment or house share situation on craigslist. Your small 5lb dog shouldn't be too much of an issue. Is it crate trained? When you leave it at home, does your dog bark much?
