I would assume those are for 1 bedrooms?

Because I never paid half of that living in various 2-4 bedroom apartments with roommates, but with my own room.

It's based on cost per bedroom - so that means both 1 bedrooms and the cost you pay for your room in a 2-4 bedroom are factored in.

If you're a longtime renter, naturally your rates would be lower. I've a friend on
Mass Ave who only pays $1600 for a huge 2 br because they've lived there forever.

The data was from then-current apartment listings; rents will increase if the market will bear the increased rates.
