I'd say that's a fair price and a reflection of the area. In Charlestown youre paying 80% more.. It's not bad to where you can't live there just know its kind of a ghetto area. Lotta income variation though- Youll be fine with your security and stuff in a new building. You aren't getting a mortgage anyway- you'll be fine.

As for "cleaning up methadone mile", I'm afraid to tell you that element of Boston is there to stay and without another place to go (it doesn't) I would hold onto those speculation dollars.
No, I mean the corridor - starts at Mass Ave and goes up to Dartmouth. That used to be a pretty sketch area, and now the brownstones over there are prime real estate.

There is a reason rent is so much less expensive there than a few blocks north or east. It depends where the apartment is that you are looking at as it gets better as you get closer to Tremont. I have owned in the S End for nearly 20 yrs, albeit the other side of Mass Ave, and I would give Lenox street a hard pass even as a renter. This has been 'up and coming' since before I bought.

It was one of the major crime hot spots a few years ago due to major gang (Cardinals) and crime activity in the Lenox street development. There was a big sweep of 20 or more known gang members a few years back - can't imagine that has resolved the problem entirely.

You are also a few blocks from the methadone mile zombie apocalypse that is unlikely to go anywhere in the timeframe that you are renting at very least.

BTW laundry in building means coin-op washers and dryers in the basement.

It's right across the street from a giant gangbanger-infested housing project and a couple blocks away from the methadone mile, you'd be hard-pressed to find a worse place to live.

And speak of the devil. Subsidized Housing and crime in the South End, this one being Villa Victoria.

https://bpdnews.com/news/2020/11/9/t...p-in-south-end

About 9:33pm on Sunday, November 8, 2020, officers assigned to District D-4 (South End) made an on-site firearm arrest in the area of 685 Tremont Street, Boston.

While on patrol, an officer observed a motor vehicle with excessive tint operating on Aguadilla Street toward Tremont Street. The officer activated his emergency lights and sirens, signaling the operator to pull over. The operator ignored these signals, and continued down Tremont Street, taking a right turn and then a left turn into the rear alley of 685 Tremont Street, where the vehicle came to a stop.

As the officer exited his cruiser and approached the motor vehicle, a male exited the rear left passenger seat and ran down the alley towards Rutland Street, where he took a left causing the officer to lose sight of him. The officer broadcast a description of the male for responding units.

Responding officers observed an individual, matching the description of the fleeing male, walking on W Springfield Street away from the officers. As the officers stopped to speak with the male in front of 154 W Springfield Street, they observed that he was breathing heavily and visibly sweating. Officers retraced the possible flight path of the male, from the rear of 685 Tremont Street to 154 W Springfield Street, and recovered a firearm in the rear of 748 Tremont Street.

The firearm, a silver and black Kahr PM9, was loaded with (1) round in the chamber and (7) rounds in the magazine. A query on the firearm revealed that it was reported stolen.

The male, Jhonniel Guevara Osorio, 19, from Boston, was placed under arrest and charged with Unlawful Possession of a Firearm, Unlawful Possession of Ammunition, Carrying a Loaded Firearm without a License, and Receiving Stolen Property (Firearm).

Very common in the South End if were being honest. But this is the nicer part.

I could be wrong, but aren't those housing projects in the process of being demolished and redeveloped? We looked at a place on Northampton St. not that long ago that backed up to some of these housing projects. We were told that they're basically being emptied out for redevelopment.

Some of it even boils over into Back Bay, but doesn’t really stop it from being a nice area. Aguadilla is less than a quarter mile from Restaurant Row, and people are out and about there safely all the time. There’s also a lot of upscale along Shawmut, effectively surrounding the villa on 4 sides with upper-middle class residents.

Yes but when they come back they still contain just as many project units. But more mixed income unites as well. I do think it will have the effect of lowering crime. Still, it’s all subsidized housing and it’s all over the area.

Doubt it - majority of newer Camden/Lenox buildings are a lot nicer than an average market-rate apartment that doesn't cost $4,000/month.
