Chelsea is also affordable. Would that be a good investment for an up and coming area goyguy referred to? What about Lynn? It is a short commute from the city by train. It also has several condos under $200000.
The Ashmont section of DOT is gay friendly. Not so sure about Savin Hill, I thought that was old world Irish Catholic. The area near Geneva - Bowdoin Streets is the most dangerous part of the city. The biggest issue with DOT is it may be heaven on one block and hell the next. Get a realtor to help you do that. And I completely agree with lz1982, Allston Brighton is in no way any dangerous neighborhood, it's just a lot of college kids.

Possibly the Palm Springs area which is gay friendly. But it's a desert, and now I'm reading it's even sort of expensive there, although apparently far less than West Hollywood or SF.

Palm Springs is expensive, but it is really hot. And I mean stifling hot. I don't understand in the least how the elderly retire there.

Savin Hill has a larger gay population than it used to. Some gays and lesbians who were priced out of the South End have moved to the area, and to nearby Jones Hill.

You should look at the South End of Boston its very expensive, but if you don't mind living in a small apartment you could probably afford it.
