My wife and I are planning to move to Colorado in the next six months. But house prices seem so out-of-control that we are starting to reconsider. Is Boulder (and Colorado in general) in the midsts of a housing bubble? Is it crazy to buy at this time?

Actually, I don't think we can afford to live in the Denver metro area, or in Boulder itself. How far out do we need to go before house prices become affordable?

Currently in Broomfield (1/2 way between Denver and Boulder) there are 18 active (and 27 under contract) listings under 300K. (OK, a couple are condos or 55+ listed as SF !)

So unless you are looking for a 5 bed/4bath/3car w/pool McMansion for 300K, you should be able to find something in the NW suburbs.

We are considering a move there as well and are wondering the same thing. Dramatic increase in the pricing in the Boulder suburbs over the past 3 years. And yet the salaries don't seem exceptionally high. Wondering if the residents can actually afford it or if it is going to burst like the other areas? Families living in 600k houses are either making a really good living or in debt up to their eyeballs and there are a lot of short sales coming. We were (are) victims of the bubble in AZ and DONT want to do that again. We were hoping for 4 bed, 2 bath 2500+ sq feet on more than a postage stamp size lot and those start at around 500k in Louisville/Layfayette/Superior areas which is out of our price range. I guess only time will tell. BUT it does give me anxiety about moving there.

Which Boulder suburbs have seen this appreciation? My house appears to have appreciated very little in the last 5 years or so, according to the comps.
