Hi, my husband and I, and our toddler, live in SF and are considering moving to the boulder area in the fall. I have been looking on craigslist and padmapper and noticed a ton of pre-releases for August. I also know there are the college students who will be looking for housing in August.

My question is are all the good rentals taken after August? Will we have more difficultly than normal finding a place if we try to move there in September/October? We would be looking for a single family home.

I'm new to this forum and to house searching in the CO area so forgive me if this is a stupid or overly asked question. Didn't see it when I did a search.

You will be fine. Most of the rentals here seem to turn over during the summer months because of the college kids, but the family rentals tend to be sprinkled through out the year. There are probably still more in the summer, but it's not the end of the world.

I would start looking as soon as you know when you are moving. The rental market is tight.

And the Big, Bad Wolf asked, "How much money can you afford to spend, my dear?" Do you need/want to live in Boulder proper or would a somewhat less expensive town like Longmont be OK, too? Also, if you look at places close to campus, you may wish to check if 10 college kids have gotten together to rent the place next door and like to party. Get on with your house hunting ASAP. You will have a far better chance in May than you will in September or October. Good luck, etc.

Thanks, that is helpful... I was a little freaked out my all the August pre-releases. Good to know there will be some single family options after August. We are used to the insane housing market living near San Francisco. I don't think it gets worse than here, lol.

Exactly.

Have you thought about what part of town you like or are you wide open? I guess with a toddler it's easy to move to the neighborhood you like before kindergarten starts.
