I'm obviously suffering from sticker stock. I've research home prices and negotiated accordingly, but, yikes. I am relocating to work at CU Boulder. I'd like about a 30 minute or less drive into campus, nice neighborhood and great schools. Please give me some recommendations. We'll rent for one year before we buy. I'd like to spend around $1800/mo or less we definitely need a fenced yard.

The old standby "L" towns (Longmont, Louisville and Lafayette) have become more expensive due to the unaffordability of Boulder.
Have you checked padmapper? There are homes within your budget in Longmont and vicinity: https://www.padmapper.com/apartments...tegories=house
A few in Lafayette https://www.padmapper.com/apartments...9,40.034988463
Also look at Arvada and Broomfield.

Milliken, Evans , Johnstown , Loveland , Windsor are less expensive but a lot further away. Not a 30 min commute . 50 to 60 min commute depending on the time of day from Loveland , take 287 to 66 to 36 and go up the foot hills. It's a beautiful drive so you don't mind it as much unless its Monday morning and you are in a hurry and you are late and it just snowed .....

Hey Ned,

Does the L rule also apply to homes for sale?

No doubt there are reasonable rentals in Loveland. I wouldn't recommend commuting from Loveland - that's more than an hour drive.

Tough to beat loveland for nice community and good schools. I had many friends from Boulder who commuted to Loveland for work. But it's a drive. Berthoud helps by 10 minutes, and has a very nice community and schools. For long term.... its a good choice.

Lyons and nearby small communities can be an option. (I would even look on HWY 36 or 7 towards Estes Park, THAT was a great place to grow up (50 yrs ago)). CO can have a few snow days / yr, but with the sun, the snow seldom holds on too long. 'Crunchy snow' has good traction, so winter driving is not bad. fairly populated so not like you are going to get 'stranded' on the road. (as I feared during my nightly trips from Sundance to Lusk WY, where you might not see a car for hours (or days in really bad weather))
