Hi all-

Looking in the north and northwest suburbs with a budget of $475k-$500k. My wife seems to like Erie but these fracking wells scare me. Any areas/neighborhoods in Arvada, Westminster, Broomfield or Thornton zoned to good schools I should look out for?

In short, I think you could find what you're looking for in any of those towns.

Arvada is entirely within the Jefferson County SD. Thornton, Westminster and Broomfield are in several districts. It gets "complicated", but the schools are good.

I was looking up some neighborhoods in North Thornton and I saw an insanely high property tax rate when doing the Realtor.com calculation. Is there a mello Roos? It was around $700 month on houses under $500 and I thought it was a glitch

Adams county , Co does not have a Mello Roos tax that I know of , some areas have a storm and water tax....

The property taxes can vary but North Thornton is in Adams County so the property taxes shouldn't be too much different to other parts of Thornton, parts of Westminster or parts of Broomfield. In general Weld county has lower property taxes so that can cover parts of Erie. Broomfield County's property taxes are often higher then Adams County.

The average property tax bills are $2500 - $4000 depending on the size of home (in Adams County). This is a lot less than the small town we moved from in Illinois. The property tax rates there were ridiculous.

Broomfield has been fighting the oil and gas industry as well as they were looking to put 150 new oil pads in on the Northern side of Broomfield. That is something to research and keep in mind. If you are looking at the West side of Arvada you may also want to research Rocky Flats and see what you think.

Overall Thornton (north of 128th), Westminster (North neighborhoods) and Broomfield are good communities with good schools. As someone mentioned before you need to be aware of the different school districts and where they land as you can easily go one street over and be in a not so grand school district.
