Hello!

My husband and I just recently returned from an amazing stay in Colorado and after several years of pondering a relocation, have finally decided that we are ready to make the leap and move to CO to be closer to nature and spend more time doing the things we love (hiking/biking)!

We really fell in love with the Boulder area, and I was curious about a few things...

We love the outdoors and want to have very close access to hiking/biking trails. What community in or around Boulder has newer "modern" 3-bedroom townhomes that are in or around the 2k-3K/month rental range? Not sure we want to buy a house until we have at least rented for a year to get a good feel for the area and decide exactly where we are wanting to settle.

We have two children in Elementary school and were curious about the school system there? They currently go to a private school, but the prices in Boulder for Private are much higher than we are currently paying per child. How is the public school system?


Any input or insight would be greatly appreciated, thanks so much!

Boulder Valley schools are some of the best in the state according to many parents and friends of mine as well.

You may want to look in Lafayette, Broomfield (only part of Broomfield is in the Boulder Valley School District), Louisville and Superior. If you are just looking for a townhome you should have some good options in the cities listed. Broomfield, you could get a house for the $2000 - $3000 mark.

All cities have a lot of families and family activities/opportunities which are nice. Louisville and Lafayette have the cute older downtown areas with local businesses which appeal to many people.

A couple of things...

- Housing stock around Boulder is rarely modern, and if it is then it's generally expensive. In exchange for the outdoor amenities and other nice things people tend to live in dwellings that aren't all that great. This is one of the toughest things for people to get their heads around when they move here. I know it was for my wife and I! lol.

- It might be easier to find a 3+ bedroom house in your budget. Are you set on a townhouse?

- What do you consider "very close access" to the trails and are you talking about the mountain trails or the flat ones on the East side of town? Boulder has a monopoly on mountain trail access within walking distance of houses, but the surrounding towns have plenty of flat trails through fields.

- There aren't a lot of mountain biking trails close to Boulder. Most of the trails are hiking only. Are you looking for biking trails within a mile or two, or are you OK with a short drive to a trailhead?

- Public schools are very good in the Boulder area. Probably the best area in the State. Obviously, some are better than others. I'd look for a rental in a place where you think you would eventually want to live. That way you might not have to change schools a second time.

- When would you want to move? Most rentals intown are available over the summer since Boulder is a college town. The surrounding towns might have more inventory in the fall, winter, and spring.

May want to take a road trip North to Loveland/ Ft Collins area.
You will find more "modern" houses and both cities are working on being very bike/pedestrian accessible. West side of the cities have great access to trails and other outdoor activities and you may be able to find something in your price range that has all the amenities you are looking for.
