@augiesmom - good luck with finding anything decent under $300k. Right now there are a total of 7 homes not under contract in all of Brevard County that are a minimum 1 car garage SFH in a community with a pool, and one of them is in Indian River County Club, which is a military retirement community with a HUGE ($25,000) buy in fee just to be allowed to live there. Homes go under contract so quickly and you really need to be here to look at the place before making an offer.


There is one place in South Oaks community in Melbourne that is pending at $275k with an $89/month HOA that includes all lawn maintenance and one in Plantation Oaks in Titusville that is pending at $275k with an $125/month HOA, which also includes all lawn maintenance. Keep these 2 communities in mind, but if you're not already local it's going to be rough going trying to find a place.


We already own a condo in Cocoa Beach but have been looking for quite some time for a SFH. We live in PA, but the market is just screaming down there. And don't get pressured into making an offer without an inspection contingency. We had an offer accepted on a home on Merritt Island and it turned out the owner, who used the place as a rental, had stripped the roof off due to damage and did NOT obtain the proper permits to re-roof, did NOT have it inspected, and did NOT replace the sheathing - just slapped the metal roof onto the trusses. We got our deposit back on that one. Buyer beware for sure in this market.

I'll start with Viera because it's probably the easiest to review. If you want an upper middle to upper class town, with good schools, squeaky clean crime rate and probably the best area to raise a family this is the town for you. I would almost go to the lengths of saying that the majority of the people living here are a bit conceited. A very nice new outdoor mall just recently opened it's doors about a year ago. Anywhere West and North (in the picture provided) from Wickham Rd is Viera and the description above.


My Question: I never see any Single-Family House Rentals for VIERA. Is it listed under "another" city maybe? Or maybe Trulia is NOT used by Viera folks? Great info!

Viera has never gotten a charter to make it a town on its own. They don't have a police department or fire department. The addresses up there are either Melbourne or Rockledge.

Google says there are 3 Zip Codes for Viera, FL

32924
32940 West Viera
32955 Rockledge

***so checking zip codes on listings should help***
