I have lived here since 2008. It is a beautiful location with stately shade trees. The apartments are superior to most in Brevard County.
The promotional first year rental rates are very compeitive.

The maintenance crew is the best I have ever encountered in 20 years of renting. Incredible,prompt and caring.

BUT.......................

the managment staff is a disaster. They hide in their offices and very rarely leave them except to show prospective new renters an apartment.

Most of the renters here cannot stand the complex manager. The previous Mgr who was here when I signed my initial lease was a wonderful human being , who cared about the residents and promptly answered any complaints.

the present Mgr ignores complaints and has a perpetual sneer.
This person is an animal rights activist so if you complain about louds dogs,unleashed dogs etc your complaints are completely ignored.

this mgr grants discounts on animal fees to residents who get a dog from a shelter.

there are two dogs in just about every apartment in the complex and as many as 4 or 5 in some.

90% of these dogs are unleashed so if you think you can sit outside in this beautiful park like atmosphere think again. You will be pounced upon,startled by charging,jumping barking animals until you just give up and go back indoors.

I have complained so many times I lost count but nothing ever changes. The mindset of these predatory "managers" is to secure leases and get their bonuses. They could not care less about the comfort of the renters.

if you have dogs, by all means rent here. if you don't then stay away

I'm aware your thread is over 2 years old, so I hope many people put that into consideration. We moved in a little over a month ago and have yet to find any evidence of the complaints this person has stated. It's fairly quiet, except after school when children are off the bus, and if I didn't already know this was a pet friendly place I wouldn't have been able to tell, rarely do I hear a dog barking much less evidence on the ground. The staff has been kind and helpful, the grounds are well maintained and so far the neighbors have been friendly. We are incredibly happy to have found this place.

Hmmm renterbeware followed by a rebuttal from renterbewarelies. Sounds like management found the original post???

I'm currently a resident of Grand Oaks and I have to say that the original post is correct when it comes to maintenance staff. They are EXCELLENT-best I've ever dealt with. The pest control company they use also employs some of the nicest people I've come across.
They are also incorrect about a couple of things, however I realize that the post is a couple of years old so perhaps some things have changed. For one thing, I know that the management staff is new so I can't make assumptions about the previous manager. I will say however, that the current manager is always a pleasure to deal with. Any issues I've had have been addressed and corrected right away.
Yes, there are dogs here but I've never been "pounced on" or even seen one running around without a leash to be honest. The only noise comes from children playing outside in the evenings and personally, I take comfort in knowing that the neighborhood is safe enough for them to be able to do so.
