Hi,
We are thinking about relocating to this area and wanted to know if there is anyone here, who is presently or has in the past or have friends who lived in this development that could give us honest feedback? As we are unable to visit the area due to work schedules. I know it is an older 55+ community.
So, my questions are:
1. Is it in a decent part of town.
2. How high is the insurance.
3. Is it beginning to show its age
4. Are the HOA patrol out of control. (Golf Cart Citizen Police)
5. Friendly or cliquish
6. Grandchildren friendly
Or if you can add anyother info it would be greatly appreciative, realtors are very helpful but they are there to SELL you the place. All honest opinions welcome.

It is a nice quiet convenient place to live, HOWEVER, I would do your homework and be careful for the following reasons:

1. Make sure you understand what your monthly assessment goes for, especially with regard to the club, etc. All maintainance is taken care of, yard work etc, but you are restricted with what and where you can plant, etc.

2. Membership used to rely solely on ex military members, but they seem to be phasing that out as less and less applicants qualify for that category. That may be good for someone applying but indicates a developement that is in transition, which may be good and bad and may or may not reflect monetary problems of IRCC.

3. With a cooling real estate market they are hard to sell except at bargain basement prices as you have to use a single real estate broker (Pruitt) and in the event you cannot sell, there is no rental provision of the houses whatsoever even for the most qualified tennant for any length of time. I suppose this protects owners somewhat from "bad" neighbors but it certainly diminishes the value of the property and can create a real problem for you if you decide to sell or for your heirs.

IRCC is in Viera, one of the most desireable parts of Brevard County. Yes, their fees are a little high but it is a very nice gated community with a very nice clubhouse and golf course.

Check out Heritage Isle. Its a newer active adult community in West Viera on a Brand new gorgeouse Golf course "Duran". I used to work there for Lennar homes. You could probably steal a home from them right now. The clubhouse and amenities there are beautiful. www.heritageisle.com (broken link). IRCC is very challenged with resales and there fees are crazy. Most of the community is retired military. Heritage Isle is 5 minutes from IRCC. Trust me it is so much nicer.

Thanks so much for the info; with the latest condition of the market I am not sure (no pun intended) if this is the area for us. After looking at the marketing materials, photos and honest opinions I am sure this is not the best value for our dollars. This is unfortunate because we do like the area but we may start looking at TN. Again, thanks to all who answered. Hope you have a Happy Thanksgiving.

I think harick99 is right, you should take a look at Heritage Isle. It is truly a nice place.

Everyone talks about the high hoa's, fees at Indian River Colony Club. Can anyone tell me what they are?

8,000 application fee
approx. 513 to 900 per month
golf and tennis fees are extra
cannot rent out unit
mandatory restaurant usage fees

Yea, went down there this week and was informed that there is also a one time manditory fee of $3K for golf. Told them I didn't want to golf, but you have to pay anyway.....a bit high for my tastes.

Default Information on prices for sold units at Indian River Colony Club

I would like to know if there is anywhere I can find info online on what units have been sold for in 2009 at IRCC. They have their listing prices.....but what are they selling for?
