Why did you decide on Sebastian may I ask?
Also considered Venice, Palm Bay, Sebastian.

Lived beach side in the Melbourne area for 8 years now and we absolutely love it! Much less traffic here even in "Snowbird" season than anywhere on the west coast of Florida. The beaches are really well maintained and there is no driving on the beach which I think is a plus. Lived up near New Smyrna and Daytona beach for many years and hated all the cars on those beaches. "Beach side" as most locals call it is reasonably priced for what you get and is made up of about 5 different cities/towns if you include South Patrick Shores as it's own. The crime rate is typically low and people are very friendly. I personally think it's the best place to live in Brevard county. It is completely normal to see people walking, biking, running and skating up and down A1A, some with surfboard in toe. Very relaxed lifestyle here.

As far as the mainland, Melbourne and Palm Bay have somewhat more affordable housing depending on what you are looking for but also have more people and more traffic. I think Palm Bay has the most traffic and construction annoyances and a higher crime rate. If you choose to live in Melbourne then you are about 10-15mins from any beach. If you choose Palm Bay you are looking at 20-30 as there is no bridge that far south so you must drive north to Melbourne first.
