Can anyone help me with some of the in's & out's of securing a rental house in the Melbourne area? My wife & two children want to move from Illinois to the Melbourne area July 1. However we are running into alot of roadblocks. Our credit is not the best & we have money in savings to live at least 14 months. Can anyone advise on their experiences trying to secure a rental house, suggest an organization to contact with or provide any insight on some of the do's & don'ts?

It has been a while since I rented a house, but we had to pay to have a credit check done before they even would discuss renting the house. Then we had to pay first and last month rent and a damage deposit. If you own a pet there will be a pet deposit, too.

You will have to pay a deposit for FPL and city water/sewer if the home has it.

If you end up renting an apartment the same is pretty much standard rental agreements. Only there was a clause on our apartment we rented after the hurricanes that each adult living there had to be able to pay the full rent in the event the other adults moved out or couldn't.

Renting from a private owner you might not have to do a credit check. But you have to be cautious with ads from Craiglist etc, because there has been some fraud by people not owning property but renting them out.
They get the first and last month plus a deposit, but the real owner is unaware and the renter ends up out of the home and out of the money.

Here is a good spot to look for rentals that are handed by local realtors.
