One word, Hurricane.
I wouldn't want to have to rebuild and fight an insurance company for the right to do so.
Same holds true for other cities. LA=Earthquake

Huricanes are a fact of life when considering living anywhere in Florida. The season runs from May to November. One thing to consider about the Cocoa Beach area is that often, the worst of a storm bumps past here. When NASA chose the area to build its space program, it studied the area well and data suggested that storms tend to pass over more times than not as compared to other areas in Florida. Not saying it won't happen, as last season proved for many, but just a little extra statistical peace of mind.
It's also why building codes in Florida are some of highest anywhere. Homes that are up to the latest standards, usually fare well with minimal or no damage at all. I have several older 1960's built homes with storm shutters and aside from a little roof damage, I have mostly gotten fences blown down or dock damage from higher water levels. Not great, but certainly nothing that was life threatening or catastrophic.
But hurricanes are something to consider as a possibility anywhere in Florida.
