Hello all,

Just had an offer accepted on a foreclosed home in Melbourne today.

Looking to get opinions on what people feel the crime rate of the area is - and if anyone resides in the area.

The property will be rented out as well - so trying to get an idea of what the typical rent cost is in the area.

The property is a three bed, one bath house with a car port with central air and tile throughout. It is 1,000 square feet with a fenced-in backyard.

The property is in the Briarwood subdivision area - which is about a half mile south of University Blvd and just west of Lipscombe St NE.

Looking at some crime maps of the area on neighborhood scout, it doesn't seem to be in a bad area - but who knows how accurate those maps are.

Briarwood is located in a predominately black area of South Melbourne. It seems to be a pretty well kept area where home ownership shows. It is sort of across the street from Stone Middle School which is located on University and Lipscombe and South to Florida Ave.
It is south of some apartment complexes on University Blvd that do have a sort of bad rep for drugs and drive by shootings at times. Area of University BLvd is pretty safe by day but gets iffier at night. You hear about shootings, drugs, and prostitution in the area , but it doesn't seem to filter down into the single family homes. Community leaders work hard in that area to try to make it a safe area. I would guess the closer to Florida Ave the better it would be.
As for rent.....probably around $500-$700 , but that's a guess and you may have to do a remodel before you could even rent because most of the homes were there when I moved down in the mid 70s.

Appreciate the reply.

Yes, the house has had a lot of remodeling done already - although there still is more to do. We'll be installing a new A/C unit and putting in a new kitchen since both need replacement.

The bathroom is dated but we may just update the toilet for water efficiency.

The rest of the house has been updated with tile throughout and new paint.

Anyone else have any opinions on the area as well?

Default Lipscombe area- no thanks

Sorry, this is late.. but you could not pay me to live in that area. HOWEVER, you may get a renter.... But you should probably be prepared to accept section 8. I don't speak as an "outsider"- I grew up hanging out in those neighborhoods w/ friends...You could get lucky and find a college student at FIT or group of students willing to rent it.. which would be good because you could charge them more.. seems to be common practice in that area.
