As I mentioned in another thread my husband and I will be moving to the area in November and we are trying to gather as much information as possible about where to buy a home in the Melbourne area.

We are trying to stay close to Patrick AFB, with his commute time being no more than 20 minutes. After looking at houses in the beach towns Satellite Beach/Indian Harbour/Melbourne Beach we noticed that most all of the houses in our price range (about $150k) look like they been never updated. That is not the main issue for us. I was surprised there were even houses available in that price range near the beach. I expect to have to put in some work for a house, but I wonder if these homes have been well cared for. We are from Arizona and don't really know what extra maintenance will be required when living by the beach? Are hurricane shutters a must have or is that something we can add later? Should we only look at homes with a garage? What are some must haves that you would require when purchasing a home near the beach? Does the cost of upkeep outweigh the quality of life by the beach?

After speaking with two realtors who both suggested looking at houses in Melbourne instead I wonder if we shouldn't also include some areas they suggested as well.

While doing some searches we saw a couple houses near the airport that were older homes that had been totally redone. Is this a family friendly and safe area?

It's hard to judge where the undesirable neighborhoods are because the housing prices are all over the place. Here in Arizona the older homes near the university are much smaller but more expensive then the cookie cutter homes more on the outskirts of town. I'm not finding that type of consistency while searching in Melbourne.

Any input would be appreciated!

Possibly better off renting for a bit and have a good look around and spend some with a good realtor. good luck

# 1 pro for me anyway ......you can go to the beach without a drive over a causeway every single day.

Can't think of any cons except for possible damage during a hurricane if one happens to come our way and the expense of insurance to cover the possibility of it happening.

Pros: More laid back, nice neighborhoods, beach atmosphere, people seem more community oriented.

Cons: Mandatory hurricane evacuations, insurance costs, greater possibility of flooding, limited access and egress.

I live inland a bit North. As much as I adore beachside, I could never live there due to the storms. When you have a hurricane come through, the bridges close and you're to be evacuated instead of staying in your home. Also, home owners insurance is much much higher, along with half of the providers do not cover the area. A friend of mine is stationed at Patrick and lives in Port St. John. It's a giant neighborhood, perfect for families with five schools, and located on the Indian River. =)
