No. Its a one time annual fee paid to the HOA for community upkeep (common areas, park, pavillion, basketball & tennis courts, baseball field, entrance ......)

Thank you guys very much, I was starting to feel like Florida was getting as expensive as jersey. That is a great relief.

My family is considering moving to the Melbourne area as well, we won't be moving until my husband retires in 4 years but are looking into different options so when we're ready we have a better idea as to where to go & we really like what we are hearing about the North & West Melbourne/Viera area. I know things will most likely change in that time frame, but was wondering if it would be doable to buy a 3 br. 2 bth. home, or condo in the N. Melbourne area for $55,000? We don't mind it being a little bit older & maybe have some "minor" repairs, but would have to be livable because we would be moving from TN. & will be on a limited budget. We want to be able to live in a safe community & be close to the beach. Is this even do able? If not, what are your recommendation's? How's the healthcare here also? I'v heard from other's on a different area of this forum that it's not good at all!

Maybe an older mobile home for that price in one of the trailer parks in Melbourne; but in Viera you might need to add $200,000 to your $55,000 to get a house. Check out homes on Brevard MLS as a public. Brevard County Public MLS | BrevardMLS.com There are some condos in Melbourne at that price range and a few older houses.

I would look in Melbourne, Palm Bay, and even Titusville to see what you could find. There are also some over 55 apartments that are lower rent but look pretty good if you can't find a house. For mobile homes check out what is available in Palm Bay Colony or Holiday park in Palm Bay. They are safe and pretty affordable.

Healthcare has always been good here for us. Do you need VA or just regular doctors and hospitals?

Four years out is a looooooong time to be window shopping for a home. $55k will also be tough to do ... but not impossible. The market will be completely different by 2018 (for the better or worse) and you could be completely priced out of it if the prices keep trending upwards as they have been lately.

There were some 2/2 condo style apartments (maybe even some 3/2's) in the Viera area that were selling in the $50k - $80k range, but they were forclosures and its been a few months. They are most likely gone.

You may also be able to find a mobile home in the Palm Shores area or US-1 near Pineda (basically N Melbourne) for that price range, but I'm just speculating and would definately check them out in person if one was found. Also try looking in the older part of Rockledge, but steer clear of the Cocoa area just to the north.

Check out www.BrevardMLS.com, enter the public search, put in your parameters and see what you can find.

Florida Vince and anyone else; is viera part of melbourne, rockledge or it's own separate town?
Is there a great difference in the people and homes in these three areas?

Viera is technically a part of north Melbourne, but that will most likely change in the future. It is bordered to the north by Rockledge and shares zip codes with both Melbourne (32940) and Rockledge (32955).

The difference in people in these three areas is subjective. There tends to be a middle class crowd in Rockledge. As you travel further north into Rockledge towards the Cocoa area you will find an even lower income crowd and older homes. I would avoid the Cocoa area altogether.

As you head south from Viera, the people and communities are nice (where Grand Haven is located) until you hit some parts of central and southern Melbourne, but there are some great areas there too.

Like I said before, its all subjective to what you and your needs and requirements are.
