I am married with a wife and a 4 year old, getting ready to leave jersey. Everything I read about melbourne area makes it sound great. Suggestions on best/ safest area of melbourne, any comments about school system?

I would recommend N Melbourne, Suntree, Viera and beachside areas from Cocoa Beach down to Melbourne Beach. Schools are in the top 10 in the state, very safe areas and super family friendly. Check out the area at Good luck!

Thanks Vince , I saw your photos, they were awesome. I had checked out viera in the past it looks good too. I just want to make the right decision for my son. Schools and safety are my main concern. Thanks again.
I've been looking at houses on chastain dr, it just off 404, the Pineda causeway, want to know if that is good area?

Jersey,

Chastain Dr is just around the corner in my same neighborhood. Its a safe area with good schools (I also have a 4 year old) and has close proximity to everything. The HOA can be a little bit of a pain but all in all its a great area, especially for a younger family. Let me know of the home that you're looking at and if possible I could drive by and take a few pictures for you. Take care!

How much are the hoa fees?
I was looking at 4158 chastain and my back up choice are in rockledge, just north of viera, any thoughts, tunbridge st?

HOA for Chastain was $556. The elementary school zoned for the area is Long Leaf, not as good Suntree elementary but still pretty good. It was Suntree when we moved here but rezoned to Long Leaf a few years ago.

The middle school, Johnson, isn't that great but the STAR program is decent. If you need more info, please PM me since I don't check the forum often.

Is the hoa separate from property tax? Or does that include property tax?

Its a separate fee that does not include property taxes or home / flood insurance.

Longleaf has been a pretty good elementary school. We actually prefer it over Suntree having been in both before the rezoning.

Johnson Middle will get mixed reviews depending on the person who you speak to, but does have an excellent STAR program. You also have Viera Charter (need to apply, no guarantee), Holy Trinity (private & expensive) and McNair (magnet) as other options for middle schools too.

Tunbridge St is located in Chelsea Park in Rockledge. Its also a nice family friendly area with good schools, nice homes although it is a little further from the beach. Both areas are great choices.

No it's a yearly fee which includes the gate fee (~ $50).
