My husband and I are in our early 60's. We have an active outside lifestyle and have grown increasingly tired of the northern limitations---weather, incredible taxes, etc. we have 4 adult children, all doing very well and have always said we would be Florida-bound when everyone was "all set". Now is the time.
We are looking at the Space Coast and recently have kind of centered on the Melbourne area. My MIL lived in Palm Bay for 20 yrs. but has returned here. Her house and neighborhood were wonderful but not what we are looking for. Basically we just need a single family 3/2 with a yard. The bigger yard the better. We have dogs and inside cats. Nearby beach is a big plus ( my husband is a commercial fisherman , a Quahogger). We have always owned boats and lived by the water. We have seen numerous foreclosures available at awesome prices but obviously, online, you can't tell the safe neighborhoods.
At this point I would welcome ANY help or advice ! Targeted date for move is late Spring 2015. At this point it also looks like my youngest son will come with us and he can be transferred within his Company, AAA so job is not a concern. I will also work, at least part-time, as a dog groomer. My husband--undecided.
Help !! I have been North for 36 yrs. I need to go back South NOW !

Life long resident of Boston,moved here (Melbourne) 16 years ago....wish I moved here 50 years ago.

Best advice DO YOUR OWN HOMEWORK,I come down here several times alone to check this area out before moving the whole family here.

keep in mind... close to the beach also means sand spurs. My place is approx. 1 mile east of the indian river in the Eau Gallie area of Melbourne. Even though I have a huge front and back yard, it's nearly impossible to get rid of the sand spur weed/plants. If you've never stepped on one of these, then you'll have no idea the torture you'll be putting your pets thru.

I have lived in Orlando and St. Pete previously though it was years ago and admittedly, I had forgotten about sand spurs. Thank you !! We do have dogs and always will (cats as well but they are "inside" cats).

Really? Been here 40 years almost and never had a sand spur problem in our yards-ever. Had one yard next to an empty lot that the kids got tag a longs from but never sand spurs.

If your budget permits, your husband may like a canal front home in Merritt Island. Depending on condition, there are several out there now in the sub $200k price range. He can fish and enjoy a boat ride anytime. No sand spur issues there as far as I've seen, yet a short 10 min or less ride to the beach. Yard maybe smaller depending on neighborhood, but overall safe and well kept. But prices are edging up and most investors snatch those up fast to flip. Fixed up, they fetch another 100k or so. They are great investments if you are handy or don't mind doing things in stages while living there. In my opinion, a better "value" should you decide to downsize further as time goes by.

TY so much for the great info. However, those properties are way out of our budget I'm afraid. We are not looking for investments or to have a larger tax burden ( we will be paying cash for our house). We have that here in New England LOL ;-)

Understood. If you share your budget, I may be able to help with some areas. I have properties in Palm Bay, Merritt Island and soon in Cocoa Beach. I love Brevard County and we will eventuality be there full time. I fly down every month or so and it can be daunting with so many areas, each with their nuances that have pluses and minuses. It took me about two years and viewing over 200 properties to get a feel of what I like and what my budget would allow for both investment and for myself. I am still learning and still love finding out about different areas. It keeps me coming back.
