Hi. Brand new to the board. I have a two-part question.

1) Can I live on $25K a year in Cocoa Beach area?

2) Is this a hurricane area? Which areas are hurricane "safest"?

These are my two concerns. I love FL, but nothing farther south than Cocoa because it's just too hot. Any other ideas for FL locales? I visited Saint Augustine and liked it.

YES!.... and the whole state has a hurricane risk,,,,,,Hurricanes come from the southern Caribbean heading north or north west. Raking the Eastern shore line of Fl and going further north and cutting across the state or going in to the gulf of Mexico and slamming the west coast of Fl or hitting the Gulf Coast as in Charlie and or Katrina or Andrew......

Yes, you can. But you can't buy a house. Cheap 1br1ba rents on the barrier island run about 600, which would be a little under 30% of your gross and that's what you should expect to spend on housing. (25-30% of your gross income).

Yes, hurricanes are a threat. However, being an apartment dweller has it's upside, as you can pack up and evac. before the 'cane hits. If the apartment gets leveled, you're just out the remainder of that month's rent and maybe your deposit, rather than a huge realestate investment.

I suppose you could live in Cocoa Beach on $25,000 yr, but you wouldn't be living a grand life, for sure. I advise you to explore the cost of rentals. Anything beachside is expensive. To save money, you might want to consider Merritt Island (15 minutes from the beach). As far as hurricanes go, there are no hurricane proof areas anywhere in Florida. Having said that, I've lived here all my life, and I've gone through several hurricanes. The nice thing about them is that you have warning that they are coming. Just use common sense, be prepared, be heads-up, be ready to leave if necessary, and you'll be fine. Frankly, we love the cat 1 and cat 2 ones; we stay for those and enjoy them, but we always leave for a cat 3 or higher. Always. (And if you have pets, please, please, please, take them with you. I can't stand it when people leave animals to die.) Hope this has helped.
