Hi! My family and I are looking at a house in the Satellite Beach area. It is a 2 story, wooden frame construction about 1/3 from the beach. Around $300k. What can we expect to pay for insurance? Will prices for a wooden frame house be unreasonable in this area? Thanks!

As for insurance, a good rule of thumb is to expect it to double vs a home on the mainland. You will pay more with a frame house on top of that

Definetly shop around carefully for insurance. I can't say how much it will be, but I estimate about 40% higher than a similar block home. Be very mindful of this when looking for homes in Florida, especially beachside. Such a shame as there are some very nice wood frame homes out there, many which have stood the test of time through multiple Huricanes. Yet the industry penalizes you as wood has the potential of higher damage costs in Huricanes.

Homeowner's insurance is not much higher than elsewhere, but, high hurricane deductibles can cost more than overall insurance. Flood insurance can also be an issue. Most areas in Satellite Beach are rated "x" flood zone (which is okay), but, some (Patrick area) may be rated "cobra flood zone" (which is a BIG issue).

We lived in Satellite Beach for 27-years (either on the beach or within two blocks) and only found insurance costs particularly high following the late 1990's hurricanes, when insurance companies were trying to drop hurricane coverage. Ironically, since about 2004, more hurricanes have hit Nebraska than Florida!

Where are you finding wood frame homes in Satellite Beach? Except for the old Patrick AFB base housing, I only remember one wood frame (which did not hold up well). (Are you speaking of wood frame with stucco?)

It's technically Indian Harbour. It's wood frame with siding. We're really interested in the house, but not if it will cost an arm and a leg to insure or worse, won't hold up at all.

Call some insurance brokers to get an estimate. I don't see why they wouldn't want to help you with good information.
