I see very attractive prices near the ocean. Although very limited new housing up to the latest building codes so that concerns me with hurricanes and insurance costs. Is the remoteness a big issue with the lower values? I see it's a Long commute to Melbourne with no easy causeway access. No shopping other than a Publix and limited restaurants.

Because of this is this mostly a retiree area?

that's exactly why the prices are lower, it is far from everything. some people like that, but for most that have to work for a living outside of their homes it is not really a commutable location to many areas.

I think many like that it is quieter there. Primarily residential and away from commercial noise has its benefits too.

The morning and afternoon bottleneck at Ocean Ave and the chances of getting stuck behind a school bus on a long two lane road makes it a no-go for me. I love the area but it would only work for me if I was retired or working atypical hours.

I know several families who live in South Melbourne Beach and absolutely love it! They car pool, consolidate errands, and many do work from home. It's a slower paced life, and that's what they like. Having the beach completely to yourself much of the time feels worth it to them.
