Hello All -

We are looking at buying a house with an in-ground pool in the greater Rockledge, FL area.. As this is new territory for us, we are trying to factor in the cost. Anyone have an idea on how much it costs to maintain?

There are a lot of factors to consider, but especially what material is the pool made of? Does it have a liner that may need repaired/replaced? What kind of filter system does it have? Is it salt water or not?

Aside from routine maintenance, the chemicals and electricity to run the pump are your biggest expenses.

You may want to call a pool company in the area and ask some questions about the specific pool you are looking at.

Our new development would add a pool as an option. They are not very large pool-wise. I would say more like an oversized jacuzzi. Maybe the width of the back of the home enclosed in the “bird cage” sticking off the back of the house.

I think the builder wanted $50-65k for the ‘standard’ pool. Not sure what a waterfall, hot tub and other features cost on some of my neighbors “pools”.

My neighbors pay $100 a month for pool service. I am not sure what their insurance and utility bills are with a pool.

I will use a community real sized pool I pay for out of my HOA fees. They do all the cleaning, maintenance.

Check with a realtor in your area to see if a pool is a positive or negative when it may come time for you to sell.

I ground pools in Florida generally add value to a house.
If hiring a pool company for weekly visits for maintenance and chemicals, it runs about $100 a month. Pool filter cartridges and repairs will be extra. You can probably do it yourself for less than half that cost.
Electricity all depends on the system, size of pool, if heated in cooler weather and if using it year round. My tenants pay the electric but I would imagine it might add $50 a month give or take.
